Preparing Your Property For Sale.

Once you've decided to sell your home, the problem many people face is getting their home into a “ready to sell” state. The reason this is a problem, of course, is because few of us actually keep our homes in this condition on a day to day basis. Here are some tips for preparing your property for sale:

Think Of Your Whole Property – The first impression that a potential buyer has is absolutely crucial when you are showing your home. Start outside, and try and view your property as a stranger would: do some shrubs need pruning? Does your yard need a bit of landscaping? People often forget that the first impression of a property is from the outside, and don't pay it enough attention while focusing instead on the inside of the home. It's important to think of the property you are selling as an entire package, and to do everything within reason to give a stellar first impression of the property as a whole.

Exaggerate Your Space – When turning your attentions to your home's interior, focus on making the house look a spacious as possible. In many cases even a slight rearrangement of furniture can create the impression of a much bigger space. Make sure all junk is tucked away, and any places of storage (the garage, attic, etc. . . ) are neatly organized. Any type of clutter can make an indoor space seem smaller. Although you want your home to look comfortable to some extent, keep in mind that a potential buyer will be bringing their own future anyway, so your home arrangement should focus on space rather than coziness. 

Limit Your Personal Marks – When preparing your property for sale, remember that your utmost priority should be to create an environment that the potential buyer can picture him or herself living in. This means you should remove any excessive personal effects from open display. If you have family portraits everywhere or your children's drawings all over the fridge, it becomes difficult for the potential buyer to feel at home in the space: he or she will find it difficult to avoid viewing the house as belonging to someone else.

Small Investments Can Have A High Payoff – While it is impractical to spend large amounts of money on a home you're trying to sell, little things can make a big difference: low cost improvements like repainting your bathroom or replacing a dingy linoleum kitchen floor can have a very positive effect on the overall impression of the house. It's a well known fact that small investments can pay off handsomely in increasing the selling price of your home.

When preparing your property for sale, try and picture it as already no longer belonging to you. You want to put yourself in the shoes of a potential buyer who has no emotional attachment to the property. Avoid allowing yourself to think that certain deficiencies add “character,” and make those small improvements you've been putting off. If you keep this in mind, while focusing on open interior space in your home, you'll likely receive very good market value for your property.
